Broadway Private Pool building: Sky-Frame & Bespoke Glazing

Approached via a tree-lined path, the new swimming pool building features a striking lattice window—a contemporary take on the 17th-century leaded lights—that leads down to a modern yet sensitive addition to the listed property.

Set at a lower level within landscaped terraces, the pool barn sits quietly perpendicular to the historic threshing barn, forming an intimate courtyard space through a single-storey link housing plant and changing facilities. Its traditional linear gabled form is clad in untreated larch battens that silver naturally over time, casting playful shadows and softening its appearance.

The fully glazed south elevation showcases Sky-Frame sliding doors, delivering sleek minimalism and uninterrupted views of the gardens, while custom Schüco glazing, partially framed in latticed timberwork, enhances the building’s refined aesthetic. These features maintain transparency and a visual connection to the surrounding landscape and historic barn.

Inside, timber and steel scissor trusses support a vaulted, timber-lined roof, creating a lofty, warm interior that complements the Cotswold stone. The pool and building are sustainably heated via a natural pond and water-source heat pump.

As the larch battens weather and the gardens mature, the building will settle naturally into its surroundings, blending modern design and craftsmanship to respect the site’s historic setting.
